Currently in the entitlement phase, Sunnyside at Howell is a mixed-use development comprised of 220 luxury garden apartments and 3 acres of retail space. The 30-acre site will include a clubhouse with fitness center, outdoor pool, and tennis courts. While the apartment interiors will offer a host of amenities such as granite countertops and ceramic tile floors.

This luxury apartment development includes 316 rental apartments and a community clubhouse with a swimming pool. The project consisted of 21 separate buildings on 18 acres in an upscale Northern New Jersey community. The ownership entity acquired and improved a project previously started by another developer and constructed an additional 218 units (including 56 affordable units). The asset was owned and managed for several years before being sold in late 2007.

Sterling Park Apartments
 

This two-story structure houses 56 senior rental apartments. The building consists of one and two bedroom units, as well as a large meeting and activity room in the front atrium. This project is an affordable housing facility, which was developed to meet the needs of low-income seniors.

Sterling Parc Senior Complex
 

This 100% affordable apartment complex consists of 56 - one, two, and three bedroom family low-income units. The project was developed specifically for low-income housing and was financed using 9% tax credits. Additional on-site improvements included a computer training room, tot lot, and recreation facilities.

Redevelopment Properties

This multiphase project includes an entire city block of redevelopment. The plan entailed acquisition of multiple properties and an eleven story-parking garage, which included 845 parking spaces for the New Brunswick Parking Authority. This structure provides parking for the office tower as well as for three nearby healthcare facilities. Phase 2 includes ground-floor retail space and 125,000 square feet of Class A office space, which we recently leased to Robert Wood Johnson University Hospital for its own use. A sister building has been planned and approved for 80,000 square feet, which will complete the redevelopment of this project. Tax abatements for the entire project were secured through AST’s negotiations with the city. The French Street Redevelopment Project was recently nominated by New Brunswick Mayor, James M. Cahill, and was selected to receive a “Good Neighbor Award” by New Jersey Business and Industry.

Park Madison Urban Renewal is a large-scale public and private redevelopment project, which includes a 100,000 square foot class “A” county administration building, 360 car-multi-story parking garage, public plazas, and two free standing retail buildings totaling 26,000 square feet. Time-consuming issues such as structuring agreements with the county and city; securing sources of funding through tax-exempt bond financing; negotiating a tax abatement agreement (PILOT); development of site plans for municipal and state land-use approvals; and successful interfacing with the City’s public officials were expedited by AST.  The project also included significant site-specific issues which AST navigated the project team through, such as environmental remediation and extensive offsite infrastructure improvements. Construction commenced in spring 2003, and was completed on schedule in fall 2004.

Acquired in June 2010, this 880,000 square foot industrial park is located adjacent to the former North American air hub for DHL Express. The Airpark includes two-10,000 foot runways, which can accommodate a wide variety of cargo planes. Additionally, the site has primary access to the surrounding markets via I-71, a major interstate highway that connects Wilmington to Cincinnati and Columbus. The site is strategically located within a one-day truck drive of 60% of the U.S. population, including the major metropolitan areas of Chicago, Detroit, St. Louis, and Nashville.

AST represented Bear Stearns and Company, a major investment-banking firm, as development consultant and turnkey design-builder for this four building, 600,000 square foot project. Responsibilities included financial analysis, land-use and regulatory approvals, design, engineering, and construction implementation for the site, which included the firm’s worldwide data and information center.

Valley Road Academic Building
As General Contractor, AST completed the retrofit of this five-story building to create an academic facility for William Paterson University. This facility accommodates the School of Business, School of Science, as well as academic offices.
